Jeff Greenacre - Founder, Greenacre Properties, Inc.

Jeffrey L. Greenacre

Founder and Owner

Jeff has owned and operated GPI since 1974 in the same location in Tampa, Florida. GPI is Tampa Bay's oldest management company, servicing more than 140 communities in Central Florida, composed of almost 50,000 families. Jeff is a Certified Property Manager (CPM), National Certified Manager of Community Associations (CMCA), Florida Community Association Manager (CAM), Florida Mortgage Broker, and Florida Real Estate Agent. He is a Past President and current member of the Community Associations Institute (CAI) and a member of the Institute of Real Estate Management (IREM). Jeff received his Master's Degree from Northern Illinois University with a major in business and his Bachelor's Degree from Whittier College with majors in business and mathematics. Jeff originally came to Florida as a member of the GTE Data Services Team prior to deciding to start his property management company.

Ryan Greenacre - President/CEO, Greenacre Properties, Inc.

Ryan has designed and implemented proprietary management and accounting software that is the best in the Community Association management industry. He is licensed as a Florida Community Association Manager (CAM) and is a member of the Community Associations Institute (CAI) and active in Chief Executive Officers of Management Companies (CEOMC). Ryan received his Bachelor's Degree from Florida State University with a double major in Management Information Systems and business. He was a project manager and developer with Eckerd Corporation for several years before coming to GPI. Ryan oversees all of the day-to-day operations of the company, and specifically is hands-on with the accounting and IT departments. Ryan has recently started another branch of the company, called Greenacre Professional Services, which provides back-office, accounting and software support for self-managed communities and small management firms across the US.

Rody Timmons - Chief Operating Officer, Greenacre Properties, Inc.

Rody Timmons brings over twenty years' experience in the association management industry and has recently joined the GPI team. He is accredited as a Certified Manager of Community Associations (CMCA), Association Management Specialist (AMS) and Professional Community Association Manager (PCAM). He is a member of the Community Associations Institute (CAI) and has been a licensed Florida Community Association Manager since 2004. Rody received a Bachelor of Science from Belmont University in Nashville, Tennessee. Along with his other various duties as COO, Rody delivers a focus on training, mentoring and client relations.

Cindy White - Chief Financial Officer and Director of Human Resources, Greenacre Properties, Inc.

Cindy has been managing Greenacre Properties, Inc. since 1986. She received her Bachelor's Degree from the University of South Florida. She oversees the day-to-day operations at GPI and also holds a license as a Florida Community Association Manager (CAM). One of Cindy's major roles at GPI is Human Resources, and she is especially proud of GPI's winning the Alfred P. Sloan Award for Business Excellence in the Workplace from the National Chamber of Commerce. She started and manages Greenacre Management Systems, Inc. (GMS), a specialized company that serves the needs of onsite association employees.

Marlene Shaw- Executive Vice President of Management Services, Greenacre Properties, Inc.

Marlene's career path in Community Association Management began in 1982, and since that time she has become an expert in all areas of community association management. Marlene is licensed as a Florida Community Association Manager, Florida Real Estate Broker and is a member of the Community Association Institute. She attended Oakland University, St Petersburg College and community colleges. Marlene is accredited as a Certified Manager of Community Associations (CMCA), an Association Management Specialist (AMS) and Professional Community Association Manager (PCAM). Marlene joined the GPI team in 2015 and is currently focusing on client relations and professional development of managers.

Donna Rinaldo- Vice President of Management Operations, Greenacre Properties, Inc.

Donna relocated from the east coast of Florida in 2008 to be a part of the GPI team. She attended Olney Central College where she studied Business Administration. Donna is a Florida licensed CAM, is accredited as a Certified Manager of Community Associations (CMCA) and an Association Management Specialist (AMS). She is a member of Community Association Institute (CAI). Donna has substantial history of success in managing day to day operations of a proactive business entity with a proven track record of overseeing expansive property improvement projects. Donna is an experienced management specialist with a solid background in all facets of community association administration and financial stewardship.

Paulette Marsh-Powell - Controller, Greenacre Properties, Inc.

Paulette received her Bachelors degree from the University of Central Florida and has been an accounting professional for over twenty-one years. Her strong interpersonal skills have built a bond of confidence with her colleagues as well as clients. As Controller, Paulette enthusiastically pursues all challenges and uses her stalwart ability to communicate and get the job done..

Bob Crawford- Director of Commercial and Realty Services, Greenacre Properties, Inc.

Bob has been active in Tampa Bay real estate for over 30 years, as an investor/owner, as a broker, and as a managing agent. In addition to condominium and association management, Bob has had full operational responsibility for a residential rental portfolio of over 600 units, and over 1,500,000 sq ft of Class A office and industrial property. He is VP and Managing Broker for Greenacre Realty Services, and manages it's day to day operations. Bob is a licensed Community Association Manager (CAM) and a licensed Real Estate Broker in Florida and North Carolina. Bob graduated from the University of North Carolina with a major in business and finance. .

Karel Costa-Armas- Director of Condominium Services and Social Media, Greenacre Properties, Inc.

Karel Costa-Armas has dedicated the past decade to assisting Condominium Association Boards in achieving their goals. Whether a beachfront luxury high-rise or mixed use project, Karel is capable of professional guidance on issues such as reserves, maintenance, insurance, budgets, contracts, the law, and enforcement of rules. Originally from Miami, Karel brings law enforcement and luxury real estate experience to the Greenacre Team. He moved his family to Tampa in 2013 out of a calling to build a foundation for better life. Karel is a Florida licensed CAM, Real Estate Broker, and a natural leader paying attention to details. He has experienced the arduous process of Florida's 40 Year Recertification for buildings as well as supervising large construction projects for condominium associations.
